Family-run mortgage and equity release advisers based in Chorley. Independent, whole-of-market advice for buyers and homeowners in Sale and across Greater Manchester.
Sale is consistently ranked among the most desirable places to live in the UK - and it is easy to see why. Sitting at the heart of Trafford, Greater Manchester's most expensive borough, the town offers an outstanding combination of character, connectivity, and quality of life. The Metrolink puts Manchester city centre within 20 minutes, the M60 connects commuters to the wider motorway network, and Trafford's well-regarded grammar school system attracts families from across the region. Residential areas range from the Victorian streets around Sale town centre and the leafy avenues of Ashton-on-Mersey to the more contemporary developments in Brooklands and Sale Moor.
Average house prices in Sale sit around £400,000, well above the Greater Manchester average, with detached family homes in the most sought-after streets commanding considerably more. With values at this level, buyers here often need larger loans and lenders comfortable with professional and self-employed income, while the strong base of established homeowners makes Sale an active remortgage market as fixed rates end. Whether you are a first time buyer stretching into a premium area, a family upsizing within Ashton-on-Mersey or Brooklands, a landlord, or a homeowner reviewing your deal, our advisers search the whole market across more than 90 lenders to find the right mortgage for your circumstances.

Whether you are upsizing within Sale, moving to the wider Trafford area, or relocating to the town for the first time, we manage both sides of the mortgage process. We review your existing deal, search the whole market for the best available new mortgage, and handle your application from start to finish.

Sale is not the easiest market for first time buyers, but for those with a solid deposit and a clear plan, it represents an excellent long-term investment in one of Greater Manchester's most resilient property markets. We help you understand exactly what you can borrow, which lenders are most likely to approve your application, and how to move quickly and confidently when the right property comes up.

Sale homeowners have typically built up significant equity, which means remortgaging can open up a range of options - from securing a more competitive rate to releasing funds for home improvements, school fees, or other purposes. We search more than 90 lenders to find the best available deal for your circumstances and take care of the process on your behalf.

Sale's popularity, Metrolink connectivity, and strong professional rental demand make it a compelling market for property investors. We provide whole-of-market buy to let mortgage advice for both first time landlords and those expanding an existing portfolio, with access to specialist lenders not available directly to the public.

Many Sale homeowners have lived in the area for decades and have seen their property values grow considerably. If you are aged 55 or over and are considering accessing some of that equity - whether to supplement your retirement income, support family members financially, fund home improvements, or simply enjoy greater financial flexibility in later life - equity release may be worth exploring.
As a proud member of the Equity Release Council, Aspect Mortgages adheres to the highest standards of later life lending. Every lifetime mortgage we recommend includes the no negative equity guarantee and the right to remain in your home for life. Richard, Rachel, and Neil are each individually registered Equity Release Council members and fully qualified to advise on equity release.

A loan secured against your home that does not need to be repaid until the property is sold - usually when you pass away or move into long term care. You keep full ownership of your home and the right to remain in it for life, with the no negative equity guarantee ensuring you will never owe more than your home is worth.

A mortgage where you pay the interest each month and the loan is repaid when the property is eventually sold. This can suit Sale homeowners who want to release equity while keeping their monthly outgoings manageable in retirement.

If your current mortgage is coming to an end and you are approaching or in retirement, we can review your options and search the market for the most suitable product - whether that is a standard remortgage, a retirement interest only mortgage, or a lifetime mortgage.

Already have an equity release plan in place? We can assess your existing arrangement and advise whether switching, updating, or retaining your current plan is the right course of action for your circumstances.

Fixed, transparent fee. One flat fee, no surprises.
Yes, there is a fee for mortgage advice, and we are always clear about it upfront with no surprises. The exact amount depends on your circumstances, but as a guide it is typically £495 for a residential or buy to let mortgage and £1495 for a lifetime equity release mortgage. The exception is a like-for-like product transfer - switching to a new rate with your existing lender without changing the loan - for which there is no client fee. We will always confirm any fee before you commit to anything.
Whatever suits you. You are welcome to meet us in person at our Chorley office, but many of our clients prefer to speak by phone or video call. We work with people across the whole of the UK, so you can get the same whole-of-market advice wherever you are.
It means we can compare deals from across more than 90 lenders, rather than being tied to one bank or a limited panel. As independent advisers we work for you, not the lender, so we search the market to find the most suitable mortgage for your circumstances - including deals you would not find on the high street.
How much you can borrow depends on your income, outgoings, deposit and credit history, and lenders assess these differently. The best way to find out is a quick, no-obligation chat - we will look at your situation and give you a realistic figure to work with before you start viewing properties.
Yes. With prices well above the regional average, we regularly arrange larger loans and work with lenders comfortable with professional and self-employed income.
It is a premium market, but the Victorian streets around the town centre offer more accessible entry points - we help first time buyers work out exactly what is achievable.
