Home Mover Checklist - Everything You Need to Do When Moving House

Moving home is exciting - but it is also one of the most logistically complex things most people will ever do. Whether you are upsizing, downsizing, or simply relocating, there are a lot of moving parts to manage at once. This checklist takes you through the key stages of the process, from preparing your current home for sale right through to settling into your new one.

Stage 1 - Before You Put Your Home on the Market

Get a mortgage review

If you have an existing mortgage, the first step is to understand your options before you do anything else. Can you port your current mortgage to the new property, or will you need a new deal? Are there early repayment charges to factor in? Speaking to an independent mortgage adviser before you instruct an estate agent will give you a clear financial picture from the outset.

Get an up-to-date valuation

Instruct one or two local estate agents to value your property before committing to anyone. A realistic valuation sets the foundation for your budget on the new purchase. Be cautious of agents who significantly overvalue - an overpriced property will sit on the market and may need a price reduction later.

Understand your equity position

Your equity is the difference between your property's current value and any outstanding mortgage balance. This is what you have available to put towards your next purchase, alongside any additional borrowing. Your mortgage adviser can help you work out exactly what your buying power looks like.

Consider whether to sell before you buy

In most cases it makes sense to have your current property on the market - or under offer - before you make an offer on a new one. Sellers in competitive areas are more likely to accept offers from buyers who are already in a proceedable position.

Get your paperwork in order

Estate agents and solicitors will ask for proof of identity, proof of address, and evidence of your mortgage situation early in the process. Having these ready avoids unnecessary delays.

Stage 2 - Getting Your Mortgage in Place

Speak to an independent mortgage adviser

Moving home is a good opportunity to review your mortgage rather than simply porting what you have. Your existing deal may not be the most competitive option available, and as a home mover you have access to the full market. An independent adviser can compare your current deal against everything available and give you an honest assessment.

Get a mortgage Agreement in Principle

An Agreement in Principle (AIP) confirms how much a lender would be prepared to lend you, subject to a full application. It puts you in a much stronger position when making an offer and signals to sellers and estate agents that you are a serious, proceedable buyer.

Factor in all the costs

Beyond the purchase price and mortgage, budget for stamp duty land tax, solicitor and conveyancer fees, survey costs, estate agent fees on your sale, mortgage arrangement fees, and removal costs. For higher-value properties stamp duty can be a significant figure - your adviser or solicitor can give you an accurate figure based on your specific purchase.

Gather your documents

Lenders will ask for proof of identity, proof of address, three to six months of bank statements, and evidence of income. If you are self-employed, expect to provide two to three years of tax returns or accounts. Having these ready before you apply keeps the process moving.

Stage 3 - During the Sale and Purchase Process

Instruct a solicitor or conveyancer

Your solicitor handles both the sale of your current property and the purchase of your new one. Using the same firm for both transactions can simplify communication and help keep the chain moving. Get quotes from two or three firms and check reviews before appointing.

Arrange a survey on your new property

Do not rely on the mortgage lender's valuation to tell you about the condition of the property. A homebuyer's survey or full structural survey gives you an independent assessment and can flag issues that affect your negotiating position or reveal costs you had not anticipated.

Stay on top of the chain

In a chain, your move depends on other transactions completing at the same time. Stay in regular contact with your solicitor and estate agent, respond promptly to any requests, and keep communication open with the other parties in the chain where possible. Delays often come down to information not being passed on quickly enough.

Sort your buildings insurance on the new property

Buildings insurance needs to be in place on your new property from exchange of contracts - not completion. Make sure you have a quote lined up and ready to activate as soon as exchange happens.

Review your contents and protection cover

Moving home is a good time to review your existing life insurance, income protection, and contents insurance. Your cover needs may have changed with the new property, and your mortgage adviser can help you make sure everything is properly in place.

Stage 4 - Exchange, Completion and Moving In

Exchange contracts on both properties simultaneously

In a chain, exchange of contracts on the sale and purchase usually happen at the same time. Once exchanged, both transactions are legally binding and a completion date is fixed. Your solicitor will coordinate this with the other parties in the chain.

Plan your move in detail

Book your removal firm as early as possible once you have an exchange date - particularly if you are moving at a busy time of year. Start packing non-essentials well in advance. If you have children or pets, arrange for them to be looked after on moving day.

Notify everyone of your change of address

Start your change of address notifications early. The list is longer than most people expect - HMRC, your employer, bank and financial institutions, utility providers, the DVLA, your GP and dentist, subscriptions, and the electoral register. Royal Mail's redirection service is worth setting up as a safety net.

Do a final check before completion

If possible, do a walkthrough of your new property before completion day to confirm it is in the condition you agreed and that any items included in the sale are present. Report any concerns to your solicitor before funds are transferred.

Complete and collect your keys

On completion day your solicitor transfers the funds and you collect the keys to your new home. Take meter readings at both properties on the day to avoid any billing disputes.
