Frequently Asked Questions

Is there a charge for registering?

No. Registering costs nothing and does not commit you to anything. If you later ask us to arrange a mortgage, our standard advice fee applies. Read more about our fees.

What will you send me?

One email after the Budget on 28 October 2026 with the confirmed scheme details, and one when pre-registration opens. If the lender panel is announced separately, we will send that too.

Will registering affect my credit score?

No. Registering does not involve a credit check or credit search of any kind.

Can I use the scheme if I am not a first-time buyer?

The government has said the scheme is for first-time buyers in England buying a new-build home from a developer signed up to the scheme. If you are buying jointly with someone who has owned before, the rules on that have not been published. Register anyway and we will tell you once they are.

Can you tell me now whether I qualify?

Not yet. The household income cap and local property price caps will be set at the Budget on 28 October 2026. Until then nobody can say whether a particular home or household qualifies. What we can do now is work out how much you could borrow and get a mortgage in principle in place, so you are ready when applications open.
