Moving Home or Reviewing Your Mortgage in Winter - Is It Worth It?

Winter is the UK's least popular season for moving home. Short days, cold weather, and the distraction of Christmas all push property decisions to the back of the queue - and most people assume that means the market goes quiet. In fact, for buyers, movers, and homeowners thinking about their mortgage, winter can offer some genuine advantages. Here is what to consider.

Why winter can be a good time to move home

The reduced activity in the winter market works in favour of buyers and movers who are prepared to go ahead. With fewer competing buyers, you are in a stronger negotiating position on purchase price - sellers who have their home on the market in winter are often motivated to proceed, which can work to your advantage.

Solicitors and conveyancers are typically less busy in winter, which can mean faster responses and quicker completion times. Removal firms may also offer more competitive rates during their quieter months. None of this means winter is easy - moving in cold or wet weather has its own practical challenges - but the financial and logistical advantages can make it well worth considering if your circumstances allow.

Of course, life does not always let you choose your moving season. If you need to move in winter, going in prepared and working with experienced advisers makes a real difference.


Is now a good time to review your mortgage?

Whatever time of year it is, your mortgage is one of the biggest financial commitments you will make - and many homeowners are paying more than they need to simply because they have not reviewed it recently.

There are two questions worth asking right now. First, could you overpay your monthly repayments? Even modest overpayments can save a significant amount of interest over the life of a mortgage and shorten your term. Most lenders allow overpayments of up to 10% per year without penalty - check your current deal to see what applies to you.

Second, are you still on your lender's standard variable rate? If your initial fixed or tracker period has ended and you have not switched, you are almost certainly paying more than you need to. The mortgage market is competitive and new deals come to market regularly.
